With customers easily comparing multiple properties in a few clicks, having a tick-list of amenities that knock the socks off the competition is key to getting great ADR. More common amenities such as gyms, playroom, hot tubs can be complemented by more unusual ones such as kids play areas, spaces for prayer and places to work. 

Humans are visual people, and with millennials making up 50% of travellers by next year, having photo-worthy moments in the property is key. This could be in statement form such as an amazing swing seat or front entrance, or more subtly in the way of a quiet firepit secluded in nature. Either way, having multiple moments like this in your rental will help you bag those valuable clients. 

Floor area costs money, making sure the person paying for the house is well catered for is key, having the most amount of bedrooms you can in your property will yield more rental income. Don’t do it at expense of your master suite, this should be stunning in its own right.
