North Caicos, known as the "Garden Island" of Turks and Caicos, is a hidden gem drawing the attention of investors and developers alike. Think You Know North Caicos? Think Again

 

North Caicos was the heart of tourism in the 1970s and 80s—long before Providenciales took center stage. The island was on an economic upswing in 2007, but the 2008 financial crisis put major developments in North and Middle Caicos on hold.

That’s changing.

A new wave of revitalization is underway, with commercial and residential projects actively progressing across the island.

For years, we’ve focused on Sandy Point, successfully developing a beachfront restaurant that will feature a beach club with a spa, gym, and infinity pool. Partnering with celebrity chef Todd English, we’re creating a destination where world-class dining meets the beauty of North Caicos. Alongside this, several beachfront villas are set to be completed this year, with more in the pipeline.

Interest in North and Middle Caicos has surged over the past year, driven by strong economic conditions and the increasing congestion in Providenciales. Many are eager to reconnect with the unspoiled beauty of these islands—true to the “Beautiful by Nature” promise.

North Caicos is awakening to its potential as the new development island in the Turks & Caicos Islands.

 

 With the new ferry and port facility at Belfield’s Landing now online and expanding, the promise of the airport reopening, along with a new FBO to accommodate private jets, and the North Caicos Yacht Club now offering many new canal front lots, as well as custom villas with an on-island contractor and developer financing readily available, investment in North Caicos has never been more solid.

Over the last couple of decades, savvy investors have been purchasing coveted undeveloped beachfront properties in North Caicos from Sandy Point to Whitby. These prospectors have been betting on North Caicos emerging as the “New Providenciales.” Although time has moved slowly, we are seeing positive signs of this inevitability. Proof of concept is already evident in the ultra-luxury development of Parrot Cay, the neighboring island to the west, with stunning multi-million-dollar beachfront villas, spa, restaurants, and beach club.

North Caicos is not about exclusivity, in fact, just the opposite. The island is about inclusivity, having opened its shores to international homeowners and investors looking for a slice of paradise and a throwback to the pioneering days of Provo, with modern comforts that come with the infrastructure already in place and slated for the future.

The North Caicos Yacht Club, likened to an early Leeward on Providenciales, has all the makings of the next premier destination in the Turks & Caicos Islands, without the accompanying price tag. The North Caicos Yacht Club’s marina, beach club, and restaurant amenities will offer North Caicos residents a new option for dining, entertainment, and relaxation. Additionally, the NCYC developers have many years of experience building on North Caicos, which eases the new construction process on this outer island.

North Caicos offers a diverse range of real estate options, including 44 canal-front residential lots ranging from 0.35 acres to 1.49 acres with 60'- 308' of canal frontage starting at $265,000, beachfront lots, and mixed-use properties. With three reserves already sold, this development is quickly capturing attention.

Ease of Construction in North Caicos

Construction in North Caicos presents distinct challenges for builders. While basic infrastructure, like roads and utilities, has improved over the years, the island's development pace is much slower than that of Providenciales. This limited development means there are fewer ongoing projects currently, creating hurdles for builders who rely on local resources. That is fast changing with the critical mass of projects now present to support the trades.

Additionally, nearly all construction materials need to be transported from Providenciales, increasing costs and extending project timelines. There is therefore a premium on building materials and logistics, making it a more challenging, yet rewarding, location to invest in.

 


Current Developments Shaping North Caicos

Despite these hurdles, several exciting projects are beginning to shape North Caicos, reflecting a mix of residential, vacation, and investment properties. Investors are increasingly drawn to the island’s untouched landscape and slower pace, which contrast with more developed parts of Turks and Caicos.The size of the island and connection to Middle remains an attractive prospect for vacationers on long stays, the quantity of nature over both North and Middle is unmatched.

Looking ahead, North Caicos has significant development potential. With the anticipated growth of infrastructure, with the Airport moving forward and discussions about enhancing access to neighboring islands. These improvements would further encourage development and tourism, making the island an appealing option for those looking to invest in Turks and Caicos. Developers often look to get in ahead of the curve by monitoring infrastructure enhancements, and North is certainly getting one.

However, while increased development can provide economic benefits, there’s also a focus on maintaining the island’s natural beauty and laid-back charm. Thoughtful, sustainable development will be crucial to preserving North Caicos as a pristine destination amid growing interest and investment. I feel it's essential to keep this strong local character front and center of any development. North has a wealth of culture that just needs to be built upon, supported, and showcased to travellers eager to learn.

 


What We’ve Noticed

North Caicos presents a unique opportunity for those interested in Caribbean development. Although construction remains challenging due to the lack of direct shipping and limited current projects, the island’s serene landscape and growing infrastructure make it a promising location for long-term investment. As Architects, we are working on a few high-end villa proposals and boutique hotels which gives us confidence that this trend will continue. As development continues to evolve, North Caicos may well become one of the standout boutique destinations within the Turks and Caicos Islands, offering the perfect blend of tranquility, beauty, and opportunity.
